Planning Process

Places for People has now submitted Planning Applications for Gilston Park Estate which could deliver up to 8,500 homes to meet local housing needs alongside essential new infrastructure including footpaths, cycleways, roads, schools, community facilities, shops and parks.

Planning Stages

There are several stages to go through before any building can begin in the Gilston Area.

Stage 1

District Plan
Sets out East Herts’ strategy for new housing, employment and other development to 2033 and beyond. Within this Plan, the Gilston Area is allocated for a mixed-use development of 10,000 homes.

Stage 2

Gilston Area Concept Framework
Prepared jointly by Places for People, Briggens Estate 1 Limited & East Herts District Council (EHDC). It summarises the baseline characteristics of the site and surrounding area and sets the strategic principles for any future development of the site

Stage 3 (we are here)

Outline Planning Applications & Detailed Crossing Applications
Responds to the East Herts District Plan and Concept Framework and includes parameter plans to show where development will be; as well as the detailed applications for the two river crossings.

Stage 4

Gilston Charter
Prepared jointly by the councils, developers and community to set clear and measurable quality commitments to guide future development.

Stage 5

Village Masterplans, Design Guides & Landscape Masterplan
Adhering to the principles in the Outline Planning Application, each Masterplan will fix the location of key village components such as the primary road network, key open spaces, education provisions, key cycling and pedestrian links.

Stage 6

Reserved Matters Applications
Provides a mechanism to submit detailed designs for homes, open space, community infrastructure.
